Strata & Body Corporate
One fully insured contractor for the whole of common property.
Everybody has an opinion about the gardens. You hear all of them.
The entry beds. The hedge somebody wants lower and somebody else wants higher. The bare patch by the pool. When the mulch was last done. How much of that ends up landing on you?
Hand the lot to us and it stops being yours to chase. One contractor across the whole of common property, a plan the committee can read, and a call from us when something needs a decision.
Which one are you?
Apartment complexes
A lot of people walking past a small amount of planting, so the entry and the pool surrounds carry the whole impression.
Townhouse schemes
Long thin strips of common property between private lots, which is where the boundary questions start.
Mixed-use buildings
Shops below and residents above, so common property and tenancy areas need sorting out before anyone starts.
Self-managed schemes
No strata manager and no onboarding forms, just someone on the committee doing this on top of a job.
The entry, the pool surrounds, the walk up from the car park.
How we can help.
Fully insured
Salt Maintenance is a company rather than a sole trader, with $20 million public liability cover. Certificates of currency on request.
One contractor for the lot
Gardens, lawns, paths and entries, all under the one arrangement.
A plan for the meeting
Twelve months, zone by zone, at one figure a month if that is how you would rather budget it.
We tell you what we find
Something that needs a decision, something on its way out, something a resident is going to ask about. You hear it from us first.
Notice before we spray
You know which areas and when, so signage can go up and residents can keep kids and pets off.
From beds to lawns, we've got it covered.
Complete Grounds Maintenance
Hand the whole property to one crew.

We already have a contractor. What does changing actually involve?
A walk of the property and a written plan, and that costs you nothing. Most schemes look at this at budget time rather than mid-year. There is no rush and we will not push you.
Who do you deal with, the committee or the manager?
Whoever you tell us. Happy to keep both in the loop. It is the same information either way.
Can you quote against our existing scope of works?
Yes. Send it through and we will price it as written, and tell you if we think anything is missing from it.
Ready to get started?
Tell us about the property and we'll come and look. Costs you nothing.
